The Sequim real estate inventory is definitely shrinking, and some retirees are learning that the best homes are selling just as they did in a normal healthy market. There are plenty of homes in the inventory that no one wants, so those sit in the MLS for one year or two years, but the best homes in the best areas at the best prices are being snapped up by qualified buyers who know what they want and are ready to pull the trigger.

I’ve been out showing houses to a client from Alaska, and hers is a perfect case study on what is happening to the Sequim real estate inventory. She started looking in my online Sequim MLS on January 14, 2013, which is only two months ago. After three months of filtering and savings her list of homes, she came to Sequim and we went out to look at her ideal homes. Her list had 20 homes on it. So how did the search turn out?

Out of 20 homes saved on her favorites list, four were sold and closed and six were sold and pending. That left ten homes on her list. That means that 50% of the homes she wanted to see were sold in only three months. That, ladies and gentlemen, is what happens in a normal healthy real estate market, and that is what is happening in the Sequim real estate market.

This means the best homes in the best areas at the best prices are selling. Today I will take my Alaskan client out again. We did find her perfect home yesterday. We were both surprised it had not already sold. Of course, you might be thinking what I’m thinking. If she doesn’t make an offer on her perfect home, it will probably get sold fairly quickly to someone who does write the offer. Maybe . . . just maybe the Sequim real estate market is beginning to recover.

The shrinking of the Sequim real estate inventory explains why homes are selling when so many are on the market so long. “The best homes in the best areas at the best prices.” That’s a good explanation of what is selling in the Sequim are.
