Searching for a home or land in the MLS in Sequim can be a little tricky for buyers, because there are two MLSs in Sequim. All Sequim brokers are members of the Olympic Listing Service, so this service has almost all the listings.  The reason I say most (but not all) is because not all foreclosures or REO (real estate owned) properties are in the OLS.  And not all private listings are necessarily in the OLS.  A Seattle broker can list a Sequim listing, but since he is not a member of the OLS, it will be in the NWMLS.  After a foreclosure, a bank may list their property with a broker from outside the Sequim area, which again means it will not be in the OLS but in the NWMLS. The Northwest MLS in Sequim

The NWMLS is the largest MLS in the State of Washington, and it is the primary MLS for all Seattle, Bellevue, Redmond, Kent, Kirkland, Tacoma, Lynnwood, Edmonds, and nearly the entire state.  About half to two thirds of Sequim brokers are members of the NWMLS.  What is surprising is that several Sequim and Port Angeles brokers are NOT members of the NWMLS.  That means that their public websites may not show you all the listings in Sequim.  This is a big consumer alert if you are a buyer.  What is the answer?  How can you be absolutely sure you are looking at every single listing in Sequim that is in both the OLS and the NWMLS?  To find out if a Sequim brokerage or real estate agent (broker) is a member of the NWMLS, simply search the alphabetical listing with the link in this article NWMLS in Sequim.
