What is the Sequim population? People ask me this all the time. If you look at the population of Sequim (within the city boundaries), and you compare it to the population of the city of Port Angeles, you really don’t get a good feel for what is happening in the real estate business or in the economy. So today I’ll define and refine the population numbers in a way that translates in a practical way.
Sequim Population
The city of Sequim has a population of 6,624 according to the 2012 census data. The city of Port Angeles has a population of 19,056. You would expect a lot more homes to be sold in a much larger area, but it doesn’t work out that way. The entire Clallam County population is 71,863. But these numbers do not tell the story as well as the populations within the two zip codes. If you want to compare Sequim and Port Angeles, you have to look at the zip codes.
The main Port Angeles zip code of 98362 has a population of 21,953. The population of the Sequim zip code of 98382 is 26,546. While the city populations are dramatically different with Port Angeles appearing much larger, the zip code comparison helps us understand why the real estate market in Sequim is bigger for retirees than Port Angeles. (There is another Port Angeles area zip code of 98363 with over 13,000, but that is going out west of Port Angeles. The main zip code is 98362.)

The median home value in this Port Angeles zip code is $232,400, and in the Sequim zip code the median home value is $280,900. A great site to do comparisons is city-data.com, and you can compare by city or by zip code and a number of ways. Of course, one of the very best ways to compare is to drive around a lot, and then the Sequim population compared to Port Angeles will mean less as you are able to compare what you like and don’t like. The key for me in examining these zip codes is that it helped me to comprehend why Sequim is doing so well in real estate sales compared to a much larger city next door. The Sequim population v. the Port Angeles population is not the whole story.
