Sequim home sales in winter often confuse people, because in a small real estate market like Sequim’s, and with a limited number of retirees moving to Sequim throughout the year, the number of Sequim homes sales in winter can be small and also can vary substantially from winter to winter.
This chart helps to see the general pattern of Sequim home sales in winter from September of 2018 through April of 2019. The number of sales are shown at the top of each cylinder, and the month is shown at the bottom. I included all site built homes in the Sequim MLS area from the prices of $200,000 to $700,000, which is where most retirees will be.
I can tell you that in 25 winters in Sequim I have seen many variations from month to month, but this pattern here is consistent. September sales are usually more than October, but not this past fall. From September or October, however, we do usually see this decline over November, December, January, and February. For those selling homes in the winter months in Sequim, they should not pull their house off the market because “homes don’t sell in the winter,” because obviously they do–just in lower numbers.
