Hey, Chuck…great video/article and right on the button. A couple of additional insights….if I may:
1. You’re correct when you say that the PPSF depends on the materials, the quality of services, etc., but, especially in the Olympics, the land itself may create additional costs simply because there is “non-bearing soils” or a steep grade with which to contend.
2. The “labor and materials market” is the same for all builders in the region, so the way some builders can offer more services is to purchase their labor and materials in advance, based on volume. This helps builders offer superior services and additional attention to their client’s needs, without having to charge more. So, streamlining the process and having a volume-buying strategy, is a hidden benefit to working with certain builders.
3. Price guaranteed quotes take the guess-work out of contracts. You are correct that there is a “bait-and-switch” business model working very successfully. And, since clients tend to build only one retirement home, there’s no risk to the builder if they are not a repeat customer. However, having the builder sign a contract on a specific price quote to build solves the dilemma and places the onus back on the builder to perform or take the loss. In the old days, we called that “accountability”.

Price per square foot varies a lot among builders where we are selling our home. We built here years ago, and at that time it cost us about $175 per square foot. We’re looking forward to our transition to Sequim and look forward to getting your help to find the best builder who had integrity.

I think people don’t realize how important it is to find a good homebuilder until they have a nightmare.
It depends on the area you’re looking to purchase land. An acre of desert would be much cheaper than a plot in New York, it’s all swings and roundabouts. It was a good video though, many thanks.
