Most buyers don’t know that on most MLS sites, listings that show up as “Active” may actually be pending. The “Status” may have various names, like “pending,” “pending under contract,” “active under contract,” “active pending bank approval,” and so on, but the problem on some MLS sites is that all of these still show up as “Active” listings. So you find a gorgeous property and call the listing agent only to find out after a few minutes of conversation that the property is pending, “but can I help you find another home?”
Why would they do that? You see many real estate agents use listings and even pending transactions to generate buyer leads to get more clients. I was the first Realtor in Sequim and Clallam County over a decade ago to program my MLS site to allow buyers to use an Advanced search to search only for truly “Active” listings that are actually available and not pending.
