There’s a lot to know when you’re shopping for Sequim real estate. Every real estate market has its unique issues of concern. Sequim has incredibly pure water from private wells, but there is a Water Management Area in which the amount of water drawn from the wells has limitations. If you buy land and plan to build a home of your own, you need to know not all lots will be approved for a conventional septic system, which may require one of 24 different kinds of septic systems that can cost upwards of $24,000. If you build a home outside the city limits of Sequim in the County, you can save about $20,000 in fees and taxes. Water drainage and erosion tend to live in certain areas. Home inspectors are not all the same, and escrow companies are not all the same. There’s a lot to know at the local level, and these issues (and many more) are topics you need to research in advance to avoid a nightmare scenario later.
