Yesterday I wrote about how homes in the Sequim area are selling fast and faster. Today I am taking this up another notch. It’s not just that homes are selling fast–it’s that the market has gone crazy with desperate California buyers snapping up anything and everything at well over the listed price. In 25 years in Sequim I’ve never seen it like this before. By the way, this is in no way a criticism of California buyers, who are very welcome to the Sequim area. Who can blame them for wanting to escape state, USA. Of course, we have Seattle up here, and that’s quite an embarrassment, too. People are escaping Seattle, businesses and individuals.
I submitted a fantastic offer for a buyer yesterday on a nice home that was actually built in the ’70s and had some old structures, and the offer was all cash and $30,000 above the listed price. Didn’t matter. Someone else made a higher cash offer, and not only that, there appears to be a backup offer that was still higher than my buyer’s offer. Normally, $30,000 more than the listing price would clinch the deal in Sequim, but not anymore. Multiple offers are not unusual lately.
If you want to buy a home in Sequim, Port Angeles, Port Townsend, Port Ludlow, Port Hadlock, or anywhere on Whidbey Island, I would urge you to begin talking with me and planning. You’re going to need some serious help, serious experience, and serious negotiating expertise in your corner. It’s an extremely tough market for a buyer to negotiate right now, and I wouldn’t do so without someone who knows the rules and the traps for the unwary.
We are seeing multiple offers above listed price, and for these little towns in the Northwest, that is rare.
